Tudi Geodetska uprava je dne 15. 10. 2024 na spletnih straneh objavila Poročilo o slovenskem nepremičninskem trgu za prvo polletje 2024. V poročilu GURS ugotavlja:

  • Tudi v prvi polovici letošnjega leta se je nadaljeval trend upadanja števila kupoprodaj vseh vrst nepremičnin, njihove cene pa so še naprej rasle.
  • V primerjavi z drugo polovico leta 2021 je bilo število kupoprodaj stanovanjskih nepremičnin in zazidljivih zemljišč v prvi polovici letošnjega leta manjše že za okoli 45 %.
  • Nadaljnje upadanje števila transakcij gre pripisati premajhni ponudbi novih stanovanj in rabljenih stanovanj na boljših lokacijah ter precenjenosti rabljenih stanovanj na slabših lokacijah oziroma slabše kakovosti. Večji del populacije oziroma tisti, ki rešujejo svoje stanovanjsko vprašanje, si tržnega nakupa stanovanja sploh ne more več privoščiti.
  • Glavni razlog za rast cen je veliko plačilno sposobno povpraševanje na strani bogatejšega sloja, ki pri nas v največji meri vlaga presežke denarja v stanovanjske nepremičnine. To povpraševanje, poleg rekordnih prihrankov prebivalstva, povečuje tudi zniževanje obrestnih mer za stanovanjska posojila. 

Ocena GURS-a glede prihodnjega gibanja cen nepremičnin: »…če ne bo večjih domačih gospodarskih ali novih zunanjepolitičnih pretresov, ki bi vplivali na naše gospodarstvo, vsaj v bližnji prihodnosti večjih sprememb trendov cen nepremičnin v Sloveniji ni pričakovati«.

GURS Semi-annual report on the Slovenian real estate market for 2024

On 15 October 2024, the Geodetic Administration of the Republic of Slovenia (GURS) also published on its website the Report on the Slovenian Real Estate Market for the first half of 2024. In the report, GURS notes:

  • In the first half of this year, the trend of decreasing number of purchases of all types of real estate continued, while their prices continued to rise.
  • Compared to the second half of 2021, the number of purchases of residential property and buildable land in the first half of this year was already down by around 45%.
  • The further decline in the number of transactions is attributable to an undersupply of new and second-hand homes in better locations and an overvaluation of second-hand homes in poorer locations or of lower quality. A larger part of the population, or those who are struggling to find a home, can no longer afford to buy a home on the market.
  • The main reason for the price increase is the strong solvent demand from the wealthier classes, who are the ones investing most of their surplus money in residential property. This demand, in addition to the record savings of the population, is also being boosted by falling interest rates on home loans.

GURS’ assessment of future house price trends: “…barring any major domestic economic or new foreign policy shocks affecting our economy, no major changes in house price trends in Slovenia are expected at least in the near future”.
