Geodetska uprava Republike Slovenije (GURS) pripravlja nov model vrednotenja posplošene tržne vrednosti nepremičnin. Kot pojasnjujejo, je to potrebno iz razloga, ker trenutno veljavni modeli vrednotenja odražajo stanje trga na dan 1. 1. 2020. Ker so se razmere na trgu nepremičnin od takrat bistveno spremenile, saj so se cene vseh vrst nepremičnin dvignile za 50% in več, Geodetska uprava pripravlja predlog novih modelov, ki bodo začeli veljati pomladi 2025.
Faza priprave novega modela je v teku: trenutno se izvaja POSKUSNI IZRAČUN VREDNOSTI od 10. 10. 2024 do 25. 11. 2024 (45 dni).
V tej fazi oblikovanja modelov vrednotenja imamo občani možnost preveriti pri GURS poskusne vrednosti nepremičnin in tudi sam predlog novega modela izračunavanja posplošene tržne vrednosti, na podlagi katerega se te ocenjene vrednosti izračunajo. V ta namen je GURS pripravil dve aplikaciji, ki ju lahko uporabimo. Če lastnik meni, da poskusna vrednost njegove nepremičnine ni ustrezna, lahko tudi pravočasno ukrepa preko orodij, ki jih je v ta namen pripravil GURS.
V terminih med 14. 10. 2024 in 18. 10. 2024 pa GURS organizira tudi javne predstavitve modelov vrednotenja.

Check the new Geodetic Administration of the Republic of Slovenia (GURS) generalized valuation model
The Geodetic Administration of the Republic of Slovenia (GURS) is preparing a new model for the valuation of the generalized market value of real estate. As they explain, this is necessary because the current valuation models reflect the state of the market on 1 January 2020. Since the real estate market has changed significantly since then, with prices of all types of real estate rising by 50% and more, the Geodetic Administration is preparing a proposal for new models that will come into force in spring 2025.
The preparation phase of the new model is ongoing: a TRIAL VALUE CALCULATION is currently being carried out from 10 October 2024 to 25 November 2024 (45 days).
During this phase of the valuation models, citizens have the opportunity to check with the GURS the trial values of the properties and the proposal for a new model for calculating the generalized market value on the basis of which these estimated values are calculated. For this purpose, GURS has developed two applications that can be used. If an owner considers that the trial value of his property is not appropriate, he can also take timely action through the tools developed by GURS for this purpose.
GURS is also organizing public presentations of the valuation models between 14 October 2024 and 18 October 2024.
